Check-in/Check-out Policy

Check-in time — 3:00 p.m. – 6:00 p.m.

If you desire to check in early, please call ahead of time to see if accommodations are ready for your arrival.  If you will be arriving late, we would appreciate advanced notice so late check-in arrangements can be made.

Check-out time — 11:00 a.m. (unless prior arrangements have been made)

Baggage can be held in a secure location before or after check-in/check-out times.

Rate & Deposit Policies

General Information

Rates are subject to change without notice and do not include local, state, and hotel occupancy taxes.  There may be a minimum length of stay or an increased rate during high-demand periods.

All reservations and event bookings will require a 50% deposit of the entire reservation/ booking — guaranteed with a valid credit card (VISA, MasterCard, or Discover) — at the time the reservation is made.

Reservations for rooms and events that are made more than three (3) months in advance must be reserved with a check for 50% deposit of the entire booking.  The remaining balance is due upon arrival.  Overseas transactions must be paid with a valid credit card in the amount owed only.  (Please see our Cancellation Policy below for refund information.)

Discounts and Special Rates

Discounts may be available based upon your time of travel.  Special rates may also be available for multiple room reservations.  We reserve the right to issue discounts and special rates on a case-by-case basis depending upon availability and high-demand periods.  Please inquire at the time of your reservation as to whether a discount or special rate is being offered during your anticipated stay.

Children/Additional Guests

Well-behaved children aged 12 and above are always welcomed.  While we do try to accommodate families with small children, our focus is the relaxation and comfort of all of our guests.  Therefore, we reserve the right to refuse accommodations at any time.

We ask that you respect the privacy and tranquility of others during your stay.  We reserve the right to ask you to vacate the property, which will result in a loss of any monies paid and your credit card will be charged for the remainder of your reservation.  Please note:  Any damages that may occur as a result of your/their stay will be charged to your credit card.

Blue Moon and Master Oaks include a twin bed in addition to the king/queen bed.  Rates for additional room guests is $20.00 per night.  There is an inflatable cot and a port-a-crib available as needed.  (Please make arrangements for usage of the cot or crib at the time of your reservation to ensure availability.)

Pet Policy

For the comfort of our pet allergy sufferers, we cannot accommodate pets in the house or on the property.  There are several pet sitting services in the area and we would be more than happy to provide you with their contact information.  Please note that Seven Oaks Inn/Bed and Breakfast has not inspected or do we endorse any pet sitting facilities and we are not liable in any manner for damages related to their services.

Cancellation Policy

We understand that plans change.  While we are a small bed and breakfast that is greatly affected by even one cancellation, we will do our best to work with you.  Effective October 21, 2015, our new cancellation policy is:

Room Reservations

Cancel 7 days or more prior to reservation —  Full refund of your deposit, less processing fee of $25.00

Cancel less than 7 days prior to reservationNo refund unless the reserved room(s) can be rebooked for the same number of nights during your reservation period.  If the room(s) can be rebooked, you will receive a full refund of your deposit, less a $25.00 processing fee

Early departures or no shows — Your credit card will be charged for the full amount of the reservation unless the reserved room(s) can be rebooked for the same number of nights during your reservation period.  If the room(s) can be rebooked, you will receive a full refund of your deposit, less a $25.00 processing fee

Entire House Reservations/Special Events

Cancel 30 days or more prior to Reservation/Special Event — Refund of 1/2 of your deposit, less processing fee of $50.00

Cancel less than 30 days prior to Reservation/Special Event — No refund/loss of entire deposit

For Entire House Reservations:  If reserved rooms can be rebooked for the same number of nights during your reservation period, a full refund of your deposit, less the $50.00 processing fee will be issued.

Rescheduling Your Visit/Event

Seven Oaks Inn/Bed and Breakfast no longer gives Cancellation Vouchers.  If you need to reschedule, we will try to work with you in planning your return visit or special event.

Please note:  Rescheduling for high-demand periods is on a case-by-case basis.  Rates may change and you will be responsible for any additional charges that may apply.  All rescheduled stays or events are subject to availability and you must call in advance for reservations.
